From October 1st 2022 new laws were introduced in the UK regarding Smoke and Carbon Monoxide Alarms. There
are two basic requirements.
1. At least one smoke alarm must be installed
on every story of a rental property which is used as living accommodation.
2. A carbon monoxide
alarm must be fitted in any room used as living accommodation which contains a fixed combustion appliance (excluding gas cookers).
It is the landlords responsibility to provide smoke and carbon monoxide alarms
at the beginning of each new tenancy. It is then the tenants responsibility to test the alarms regularly and make sure they
are in working order.
The regulations do not stipulate
which sort of alarms are to be fitted ( hard wired or battery powered ). The landlord must make an informed decision as to
the best alarms for their properties and tenants.
